Sydney-based Alliance living delivers bespoke fit-out services within the Australian luxury property market. They’re currently collaborating on their debut Fortis project, Piper. We sat down with Terry Younes to learn more about their uncompromising approach to quality and philosophies for success.
Q—Can you tell us a little about Alliance Living please?
A—Alliance Living was formally established in 2020 following a successful joint venture residential development in Darling Point between our founders, Rouad Elayoubi and Terry Younes. Keen to build on this success, they expanded the Alliance business to include a new division exclusively focused on delivering high-end projects within the Australian luxury property market.
Q—How would you describe your underlying philosophy?
A—Integrity, dependability and drive. These values are the cornerstone of our business. No project is without its challenges—but how we deal with these challenges is what sets us apart. We value an open and collaborative relationship with our clients and subcontractors, which fosters mutual respect and, in turn, the ability to overcome any issue or obstacle.
Q—What trends are you noticing at the moment?
A—The luxury/boutique sector is very strong and continues to grow. As for specific market shifts, end users are becoming far more astute when it comes to finishes selection and the overall quality of construction. As a result, more and more projects are being designed with a higher level of finish and grandeur than in previous years, regardless of location. We are now seeing ‘Eastern Suburbs’ quality in the south, north and west of the Sydney market, and beyond.
Q—What’s the most important stage of a project?
A—The design stage, by far. Construction is actually very simple when you design things correctly prior to commencing. It’s why we always teach our teams to ‘build the project on paper’—before we build it on site. This starts with our design managers working closely with the consultant design teams during preconstruction, followed by our project teams working closely with specialist subcontractors and thoroughly detailing the works prior to building.
Q—What are some of things Alliance Living and Fortis share in common?
A—I think one of the most significant is that we both place a substantial emphasis on our brands. Whilst being profitable is obviously important, so too is having the right image. The ability to deliver high-quality projects, time after time, under one consistent brand provides the industry and the market with great confidence, making our projects highly sought after.
Q—What does success look like at the end of a project?
A—Success cannot be measured solely at the end of the project. We actually see it best measured in stages. Stage 1—Winning the project. Stage 2—Delivering the project on time, on budget and exceeding quality expectations. Stage 3—After sales service. As already mentioned, we truly value our brand and our reputation. We continue our relationship with the building and the owners for many years after handover and are always available to address any matters that may arise, post completion.
